Common questions
Associa New York manages communities in the Fishkill, Beacon, and Middletown areas, serving Dutchess, Orange, Rockland, Sullivan, and Ulster counties.
Associa New York manages single-family and master-planned communities, condominiums, lofts and townhomes, luxury high-rises, mixed-use developments, active adult communities, golf and club communities, municipal utility districts, and investment properties.
Fees are custom to each community and quoted in a written management proposal rather than published as a flat rate. Boards can request a proposal for their own association.
The board of directors keeps its governing authority, setting policy, approving budgets and contracts, and making final decisions for the association. Associa New York carries out those decisions and handles daily operations, including financial administration and reporting, assessment billing, vendor coordination, homeowner service requests, and compliance follow-up. The exact division is documented in each community's management agreement.
A dedicated transition team works with your assigned community manager, your current management company, and the association to keep the handoff seamless. The team reviews past meeting minutes and policies, reviews vendor contracts and scopes of service, collects homeowner fees and account balances, holds vendor walkthroughs, and runs a board orientation or meet and greet. This applies whether a community is coming from another management company or from self-management.
Members of the Associa New York leadership team hold the CMCA (Certified Manager of Community Associations), AMS (Association Management Specialist), and PCAM (Professional Community Association Manager) designations, the standard credentials for community association professionals.
